About this property
Hosted by Window Rock Modern
A design-led retreat on seven private acres at the edge of a bluff, overlooking the valley from every room. Jackson Point sits on Tennessee’s Cumberland Plateau near the university town of Sewanee—close access to MICHELIN-recognized restaurants, world-class hiking, and some of the darkest skies in the Southeast.
Soak in the cedar tub with valley views. Put a record on the vinyl station. Sit on the deck at sunset and forget to check your phone. Follow us at @windowrockmodern for more.
The Space
At ~2,100 square feet, Jackson Point is built for breathing room. The wood-clad interior feels warm and intentional—clean modern lines, locally inspired art, and natural materials throughout. *Every room faces the valley*, so the landscape is never out of view.
The open living area has a gas fireplace, a fully equipped kitchen with, and a dining area for six. Down the hall, a combination wellness room and music lounge with a curated vinyl wall and turntable—one of the most-unique spaces out there. The wellness room includes a Japanese-style cedar soaking tub, shower, and space to move, stretch or meditate.
Two bedrooms, each with premium bedding and sliding doors that provide darkness when desired. The primary suite has a double vanity, freestanding soaker tub, terrazzo shower with gold fixtures, and valley-facing windows. The second bedroom also has its own full bath connected.
Outside, a spacious patio with a gas fire pit, seating, and uninterrupted bluff views—the kind of place where the hours just disappear.
Getting Here
~50 minutes from Chattanooga, ~2 hours from Nashville, and under three hours from Atlanta. The town of Sewanee (home to the University of the South) is a bit over 20 minutes away, with Monteagle just beyond. Both have dining, groceries, and local shops.
Things to Do Nearby
Sewanee and the surrounding plateau offer some of the best dining in the region. Judith (MICHELIN Guide, Bon Appétit 2024) and LUNCH (MICHELIN Guide, Southern Living, Travel + Leisure) are both a short drive.
For hiking, Fiery Gizzard Trail, Savage Gulf, Foster Falls, and dozens of waterfall routes are within 15–40 minutes. The Course at Sewanee is ranked No. 2 in Tennessee by Golfweek, and Sweetens Cove Golf Club (expanding in 2026) is nearby. Cumberland Caverns—the second-longest cave in the state—is 30 minutes away.
We’ve curated detailed local guides for dining, hiking, and day trips on our website—we recommend checking them out before your stay.
Extras & Add-Ons
We partner with a mobile massage service for in-house treatments—deep tissue, couples’ massage, and more. Celebration packages (champagne, flowers, curated arrangements) are also available. Details for both are provided in your check-in email.
An EV charger (NEMA 14-50 / Level 2) is on-site. Please bring your own cable as a backup.
Fast gigabit fiber WiFi and a dedicated workspace if you need to get a few things done—though the view may make it difficult to focus.
PLEASE READ THE BELOW SECTION BEFORE BOOKING
The property sits on a bluff—it’s what makes the views extraordinary but also presents some danger. For safety, we don’t host children under 12, although infants will be considered with prior consent, and we require a signed liability waiver for each booking (sent with your confirmation email after booking). The minimum age for the primary guest is 25. Expect the sights and sounds of nature—birdsong, dark skies, the occasional deer. We treat regularly for pests to keep things comfortable, but it's a challenge keeping everything inside completely bug-free given the environment.
Offroad Park Nearby: There is an off-road park at the bottom of the mountain that has trails to midmountain. On occasion, you will be able to hear these vehicles during parts of the day. Generally this is limited to the weekends and only a couple hours of the day.
Gravel Road: The last quarter mile of the drive is on a gravel road. You will not have trouble accessing via a two-wheel drive vehicle (unless there is sticking snow/ice), but we want to make guests aware.
Snow is infrequent but possible in winter. A four-wheel-drive vehicle is helpful if it does. Please see Airbnb’s extenuating circumstances policy for weather-related cancellations.
No pets. No smoking. Self check-in via keypad.
